Our team initially connected with the tenant through Zach Garber’s cold calling in Q4. While the requirement went quiet for a period, the opportunity resurfaced through a simple, but powerful moment. While walking a clients building we just leased in Costa Mesa, Mike Barreiro recognized the tenant’s product in the warehouse and mentioned they may be expanding their Orange County operations.

Our team was proud to represent our long-time client in the successful sale of 2️⃣1️⃣4️⃣Main Street asset in Seal Beach.

This transaction had a few moving parts. The property needed to be delivered vacant at close of escrow while a subtenant was still in place. We worked through an escrow extension and ultimately achieved full vacancy prior to closing.

The buyer is a local resident who wanted to bring their office closer to home and was completing a 1031 exchange out of a single-family rental into a commercial asset.
