Existing-home sales decreased by 1.7% in July 2026. Month over month sales increased in the Northeast, held steady in the West, and declined in the Midwest and South. Year over year sales rose in the Midwest and West, and were flat in the Northeast and South.

The Existing-Home Sales data measures sales and prices of existing single-family homes for the nation overall, and gives breakdowns for the West, Midwest, South, and Northeast regions of the country. These figures include condos and co-ops, in addition to single-family homes.

Sales of previously occupied U.S. homes slowed again in July as record prices and the highest mortgage rates in a year prove to be an insurmountable hurdle for many prospective homebuyers.

Existing home sales fell 1.7% last month from June to a seasonally adjusted annual rate of 4.06 million units, the National Association of Realtors said Tuesday. That's slightly above the 4.05 million pace economists were expecting, according to FactSet.

bout 365,000 homes were sold in June, up 6.1% year over year. Sales also rose from May, following typical seasonal patterns as the market moved into the summer buying season.

The increase in home sales suggests that buyers are becoming more willing to navigate elevated mortgage rates and home prices, even as affordability remains a challenge. Activity improved in many markets, though gains were not uniform across the country. Some metros saw stronger growth, while others remained softer, pointing to uneven demand even as the overall trend moved higher.

Even as home price gains have slowed, buying a house doesn't appear to be getting any easier.

Homebuyer affordability slid in June for the fifth consecutive month, according to the National Association of Realtors' latest housing affordability index.

Based on the median price of a single-family house, $446,400, and the average interest rate on a 30-year fixed-rate mortgage of 6.57%, the income needed to qualify for a mortgage was $109,152 last month, according to the index. The formula also assumes the buyer makes a 20% down payment.

With both home prices and mortgage rates climbing since earlier this year, affording a home has become harder, according to a housing affordability index.
