I'll tell you what mine says.

It says I got lucky.

-Lucky enough to find people who were a culture fit.
-Lucky enough to recognize the right mindset when I saw it.
-Lucky enough to bet on people who wanted to learn.

And then invest in them like I meant it.
Because here's what nobody tells you about building something real โ€”

The ROI on people dwarfs every deal I've ever done.

Not just financially.
-The loyalty.
-The friendship.
-The "I've got your back no matter what" energy that shows up at 11pm when things get hard.

You can't manufacture that.

You can't buy it.

You build it. Slowly. Intentionally.

When I believed in someone before they believed in themselves โ€”
they showed up differently.

I lost money on a deal with the best projections I had ever seen.

The numbers looked clean.
The sponsor was experienced.
The returns made sense on paper.

But the market had none of the fundamentals to support them.

And I didn't know how to tell the difference.

That's on me.

Focused Friday-People don't remember what you said.

They remember how you made them feel.

I sat down for coffee with Arthur.
High-net-worth doctor. Brilliant guy.

Terrified of the stock market.
Completely overwhelmed by real estate jargon.

I was lied to.

Not by a person.
By a number.

The job growth headline looked perfect.
Market was growing. Economy was humming. Deal made sense on paper.

So we moved.

And we lost money.

Not because the market was bad.
Because I was reading the wrong signals.

Here's what I didn't understand then:

Headline job growth tells you where a market HAS BEEN.
Leading indicators tell you where it's GOING.

There's a massive difference between those two things.

One is a rearview mirror.
The other is a windshield.

I was driving forward while looking backward.

The jobs were there.
But the right jobs weren't growing.
The in-migration had already peaked.
The wage growth was flattening.
The employer concentration was quietly tightening.

None of that shows up in a headline.

All of it shows up in your returns.

That deal cost me more than money.
It cost me time.
And it forced me to rebuild how I evaluate markets entirely.

Now market selection is the first filter.
Before the deal.
Before the asset class.
Before anything.
