Sometimes you gotta just take the deal and run with it 🏃‍♂️💨 After we placed the offer, it was actually countered and we walked away. After a week or so the sellers came back and asked if my buyers still wanted the house. My buyers got it for $58K below the already reduced list price and it appraised $63K over the purchase price. We weren’t even the highest offer!

It’s always worth a try. After a price reduction, this fully updated home had a lot of competition. As much as my client loved the home, she was hesitant to respond to the multiple counter offer. But it never hurts to try, so we responded with $10K under what was being asked, which was just $5K over our initial offer. We opened escrow right after that and worked through some challenges that came up. Even then, we closed in just 25 days!

After just a few days on the market, we locked this one in for $5K under asking.

Then came the negotiations. We requested $10K in seller credit, hoping for at least $7K.

The sellers initially didn’t want to give anything.
Then they offered $5K.
I pushed back, and they came back with $8K.

I pushed once more and we landed at $9K in seller credit.

This is what strategy & strong negotiation can do for buyers.
