An off market or "pocket listing" is a property that isn't listed on the MLS (multiple listing service) & is only known about through networking & word of mouth. Some sellers don't want to go through the hassel of putting their home on the market so they have an agent list it for sale without having to photograph it, market it, host an open house, etc. The benefit to buyers purchasing an off market property is less competition, time, etc.

THE DIFFERENCE BETWEEN PRE-QUALIFIED & PRE-APPROVED πŸ—’

While often mistaken for one or the other, a pre-qualification & pre-approval are actually two completely different stages of the mortgage application process.

A pre-qualification is like getting your toes wet. You give a mortgage lender a peek into your financials & he/she gives you an estimate of how much you'd qualify for in terms of your loan.

On the other hand, a pre-approval is a deep dive. It involves a much more comprehensive assessment of your finances. A lender looks at your credit score, income, debt, etc. in order to accurately assess what they're willing to loan you. The process is usually longer but a pre-approval is a more reliable indicator of your borrowing power.
