FHA Appraisal Basics (California Buyers)

What Is an Appraisal?
An appraisal is an independent report ordered by the lender to confirm a home’s value and basic condition before approving the loan.

FHA appraisals focus on safety, soundness, and livability NOT cosmetic upgrades.

In California, appraisers commonly look for items like missing handrails, peeling paint (especially in older homes), roof condition, working utilities, and overall habitability.

I’ll be there to guide you through it all. If any issues arise, they may require correction before closing and receiving the keys to your new home.

🔈Attention First-Time Homebuyers in LA🔈

There is a new program for Down Payment Assistance! This gives you up to $85,000 or 20% of the purchase price (the less of two) toward you down payment and closing costs! It is "0% interest" however there are some things to consider.

The catch? You must qualify as there are income restrictions and you must complete an 8 hour educational course.

Plus the MAIN drawback is equity sharing - meaning when you sell the home (within 15 years) you'll have to pay a portion of the equity you have gained in the sale.
