The KBS team donated 200 backpacks filled with school supplies to support the Boys & Girls Clubs of Central Orange Coast’s annual backpack drive in Santa Ana, California.

Along with additional resources provided by the Boys & Girls Club, these backpacks will help local students start the school year prepared, confident, and ready to succeed.

Retail fundamentals look healthy on paper. So why are owners pulling back on rent growth?

On the surface, retail real estate entered 2026 relatively healthy across the U.S., with vacancy at 4.4%, new deliveries totaling just 4.7 million square feet, the lowest volume in two decades, and steady demand for well-located space. Yet, despite favorable conditions, asking rents increased a modest 1.9% as of April 2026, marking the slowest pace of growth in a decade.

The restraint shown by retail owners in 2026 reflects discipline, not weakness. Despite healthy market fundamentals, many owners have chosen to prioritize income durability over aggressive rent growth, recognizing that long-term value creation depends on stable cash flows that can withstand changing economic conditions.

AI is reshaping commercial real estate, but not the way most headlines suggest.

Broadly speaking, AI adoption is accelerating across many industries. McKinsey & Company expects 31% of C-suite leaders across industries expect more than a 10% revenue uplift via AI over the next three years, and 92% of companies are planning to increase their AI investments. In real estate, AI is increasingly acting as a creative co-pilot, handling the tedious parts of the workflow and amplifying human creativity.

This dynamic is showing up throughout our portfolio. Our 2025 Sustainability Report, which is out now, shows we exceeded our greenhouse-gas reduction target ahead of schedule. Last year, KBS Real Estate Investment Trust III (REIT III) earned three Green Star designations in the GRESB Real Estate Assessment for the second year running, placing in the top 60% of nearly 2,200 real estate entities assessed worldwide. Additionally, WELL Health-Safety Rating protocols are now in place across 45 properties totaling more than 16 million square feet.

As sustainability scrutiny intensifies, the strategies that hold up are the ones backed by data, validated by third-party benchmarks, and aligned with where tenant expectations are headed.
