This one feels a little bittersweet 🤍

My listing at 55 Andrews has officially closed, and I couldn’t be happier for my sellers! It’s always a little emotional saying goodbye to a home I spent so much time in preparing, staging, showing, and caring for throughout the process.

I was there for the details from the very beginning, making sure the home was presented beautifully, positioned well, and ready for every buyer who walked through the door.

In a market where not every home is selling, getting this one all the way to the closing table makes all of that work feel even more meaningful.

The purchase price tells you what a home costs to buy. It doesn’t always tell you what it will cost to live there🏡

When I’m helping buyers compare homes, I want them looking at the full picture, not just whether the mortgage payment fits comfortably today.

Two homes at a similar price point can have very different long-term costs once you factor in property taxes, Mello-Roos, HOA fees, insurance, utilities, maintenance, and the condition of major systems.
