New coastal listings just dropped.

The market went from 91 new listings to roughly 70 across the coastal cities we track.

Not a collapse, but still important. New inventory is the lifeblood of the market, and buyers need more choices coming online.

This is one of the numbers worth watching closely.

Coastal sellers are starting to come off the sidelines.

New single-family listings across Corona del Mar, Newport Beach, and Newport Coast increased from 78 to 91 as we moved into the summer market.

That is good news for buyers because more inventory means more choices. But there is an important catch. A lot of the new inventory is showing up at the higher end of the market, including some very expensive coastal properties.

For buyers who have been waiting for more options, this is a trend worth watching as summer continues.

Orange County buyers are still making moves.

The latest single-family numbers show roughly 150 more homes going under contract. That is an important sign because pending activity tells us what buyers are doing right now, not what happened months ago.

Even with interest rates still part of the conversation, buyers are out there, homes are going pending, and the summer market is showing more activity.

That does not mean every home will move the same way, but it does tell us there is still demand in the marketplace.

Coastal real estate averages can be misleading.

In Corona del Mar, Newport Beach, and Newport Coast, a small number of ultra-luxury listings can push the average asking price dramatically higher. But when those expensive homes remain on the market, they do not have the same effect on the average sold price.

That is how you can end up with a gap of roughly $2 million between what the active market appears to be asking and what completed sales are actually showing.

Sellers should not price a home based only on one eye-catching mansion sale or the average asking price. Buyers should not assume every property is trading at the headline number either.

The real story is always inside the individual sales, the price range, and what is actually closing.

Selling a condo or townhome while the HOA is doing major maintenance can create an appraisal problem.

Roofing, stucco work, termite repairs, scaffolding, and other scheduled projects may be normal parts of association maintenance. But when that work begins during escrow, the appraiser may flag it and require proof that the work has been completed and paid for before the loan can move forward.

That can slow down the closing.

The safer approach may be to coordinate the timing carefully. Depending on the situation, it may make sense to complete the appraisal before the work begins or wait until the work is finished.

If you are selling a condo, pay attention to scheduled HOA projects before you open escrow.
