Coastal buyers are making moves again. Single-family sales across Newport Beach, Corona del Mar, and Newport Coast jumped sharply, and one of the biggest reasons may be that buyers and sellers are finally getting closer together on price.

A lot of coastal buyers are also less dependent on mortgage financing than buyers in other parts of the market. Cash purchases are more common, which means interest-rate changes do not always have the same impact.

But buyers are still negotiating.

We are seeing people come in below asking price, negotiate with sellers, and get deals together that may not have happened when sellers were holding firmer.

The coastal market is moving again, but that does not mean buyers have to pay whatever is being asked.

7% mortgage rates sound painful.

But higher rates can also create more negotiating pressure on sellers.

Kiwi’s point in this video is that buyers should not only focus on the headline rate. If prices soften, sellers become more flexible, or a seller is willing to contribute toward a rate buydown, the overall deal can look very different.

He also discusses alternatives to a traditional 30-year fixed loan, including adjustable-rate options, depending on the buyer’s situation and how long they expect to keep the financing.

The key is to negotiate the entire transaction, not just stare at the interest rate.

Something big is changing inside Newport Back Bay.

Kiwi takes us out to the restoration area to see the work happening inside the lagoon and surrounding habitat.

Areas that had been overtaken by unwanted vegetation are being restored, water is moving through the habitat again, and there are already signs that nature is responding.

You can see young fish in the waterways, birds returning overhead, and a landscape that looks very different from where this project began.

Projects like this are one of the things that make Newport Beach so interesting. There is a lot more happening behind the scenes than most people realize when they drive past the Back Bay.

The dangerous part of a deck problem may be the part you cannot see.

Dry rot and moisture can damage structural components underneath balconies and elevated decks, which is why these areas receive so much attention during inspections.

This deck had dry rot, was opened up, repaired, rebuilt, and brought back into good condition.

Come take a drive through Campobello in Newport Coast.

This gated community has roughly 90 homes and is one of Kiwi’s favorite neighborhoods in the area. It was developed in the late 1990s, and over the years many of the homes have been significantly updated, remodeled, and expanded.

You will see a mix of Mediterranean-inspired architecture, more updated farmhouse-style looks, mature landscaping, and homes approaching 4,000 square feet.

The community also includes shared amenities inside the gates, including a pool, hot tub, barbecue area, and landscaped common spaces.

Kiwi also talks about the HOA structure, the types of homes available here, the price range buyers are seeing, and why ocean-view properties command a premium.

Campobello is a great example of the kind of gated coastal living that continues to attract buyers to Newport Coast.

California generally limits residential security deposits to one month’s rent, but there is an exception that may apply to certain small landlords.

In this video, Kiwi explains the exception for qualifying individual landlords or certain LLCs who own no more than two residential rental properties containing no more than four total dwelling units. He also explains why collecting a larger deposit, when legally permitted, can provide additional protection if a tenant leaves unpaid rent or property damage behind.

Can you buy another home in the same neighborhood when you already have an owner-occupied property there?

In certain situations, the financing conversation may be more flexible than buyers expect.

Kiwi walks through an example involving someone purchasing another property for their parents and explains why that may be treated differently from a traditional investment purchase.

The important part comes when the original home is no longer owner occupied. If it is rented out, the financing structure may need to be revisited, and moving from owner-occupied terms to investor terms can come with a meaningful additional cost.

That is why having a strong lender involved early matters. The way the properties are occupied, financed, and documented can change the entire structure of the transaction.

Coastal asking prices are reaching some pretty extraordinary levels.

Across Newport Beach, Newport Coast, and Corona del Mar, the average list price for single-family homes has climbed dramatically.

But that does not mean every coastal home suddenly jumped in value.

A big part of the story is what is happening at the very top of the market. More $10 million, $15 million, $20 million-plus homes are sitting in the active inventory, along with properties priced into the $30 million and $40 million ranges.

When those homes stay on the market, they keep pulling the average asking price higher.

That is why you have to look beyond one headline number. The average can tell you something important, but you also need to understand what is actually creating it.
