One of my favorite communities in Huntington Beach that I have sold in for the last 20+ years. This model does not sell very often as it sits on the corner and is a two story home with inside laundry room, 2 bedrooms and 2.5 baths. It sits in a beautiful community with 3 pools, guard gate and gorgeous landscaping throughout.

There are homes… and then there are the ones everyone wants.

This was one of those.

Mission Viejo. Cul-de-sac. Over 10,000 sq ft flat lot. Private. Mountain views.
(aka… not exactly common)

Multiple offers. We got it.

Then inspections hit… and it wasn’t small stuff:
pool issues, leaks under sinks, electrical issues, part of the roof leaking.

This is where most deals either fall apart… or buyers just accept it and move on.

We did neither.

Negotiated repairs handled, nearly $20K in credits,
closed in 21 days…
and it still appraised higher than what my clients paid.

So no, they didn’t just get the house.

They got a better deal than what was sitting on the table.

That’s how you buy in Orange County.

Another one closed. And this one had a few twists.

The Clementine property officially closed and this one was a reminder that real estate almost never goes exactly as planned.

Inspections, negotiations, repairs, coordinating vendors… and about 47 text messages later… we got it across the finish line.

Helping great clients buy homes never gets old.

Now onto the next one.

On this crazy windy rainy day here in OC, I wanted to reminisce a bit about my round of golf at a couple weeks ago.

The weather was perfect, the company (2 randoms) was also good and the course was in great shape. I played pretty decent throughout and really tried to enjoy my time in the moment.

I hadn’t played there in several years but had posted a list of the best courses in OC and this is one of the top. His rankings are pretty awesome using a point system and justifying his scores. He did set a record for the most rounds of golf in a year at 580 in 365 days!!!!

Let’s hope for more sunshine, beautiful golf courses and great friends in the future.

Here are two tracks I’ve built! GeoTrax train sets have been a huge hit with our two boys. Almost two years ago, we visited our friends Nate and Ginger, and Brooks was hooked immediately, playing with the trains for hours. Nate and Ginger are seriously the best people you could meet, and soon after, they packed up all their trains and gave them to us. Since then, I think I’ve become even more obsessed than the boys 😂. Over the next few months, I added more tracks and a few engines, and over the past year, we’ve built a couple of smaller tracks and these two larger ones. The second picture is the latest one I just finished! These GeoTrax trains are perfect for kids—with remotes, sound effects, and endless track-building possibilities. I still find myself hunting on Marketplace for new engines to add to the collection! 🚂 🚊 🚆
