Congratulations to my buyers! They're going to make this home gorgeous. 4000+ sqft home on a huge lot (more than a half-acre) with the main floor suite they needed, privacy, private gate, no hoa, room for each to have a home office, and a beautiful view of the hills.
This one got interesting since the house is in a high fire zone but, oddly, there was a discrepancy in whether or not it needed the required defensible space inspection even though every report and map indicated that it did. But both the city and Cal Fire said that it didn’t. The listing agents didn’t know how to handle it, and my buyers absolutely wanted the inspection done, and the law clearly states that it’s required. So I took the lead on trying to figure it all out and kept the listing agents updated with every call, drive, and email I had going with the city of Riverside, Cal Fire in Riverside county, and when it escalated all the way to Sacramento.
I had a full FB post drafted with a play-by-play of this adventure, but, wow, it was long. [I’ll just save it in the journal.] So instead, the quickest way to condense the journey and explain the outcome: Cal Fire in Sacramento reviewed all of the information that I’d accumulated and shared with them. Their eventual email response that said this address still did not require, and would not get, a defensible space inspection. I thought about taking another swing at it but decided to just stay quiet for a bit to review what I’d sent to them to see if I’d missed anything in what I thought was a thorough and detailed explanation of the gap in their system. Amazingly, and amusingly, I received an email about 20 minutes later from the main contact in Sacramento that said he’d just received an update. The executive team had just made a change to their process to correct this gap statewide. And the defensible space inspection was scheduled for this property.
The inspection was easy. Listing agents kept thanking me over and over. Buyers were happy and so impressed. It all ended well and on time. 🏡 That's what I do. 😎
