According to Realtor.com: “Homes spent 69 days on the market, which is three days shorter than last year and more than two weeks shorter than before the COVID-19 pandemic.” 🏠

As we enter 2024, the question arises: Will home prices finally see a decline? According to NAR chief economist Lawrence Yun, that is unlikely to happen. He predicts a modest increase in home prices, around 3 to 4 percent. Yun explains that for a significant moderation in price appreciation to occur, there needs to be a substantial improvement in housing supply. He suggests that an additional 30 percent increase in home construction could be easily absorbed in the market, especially considering the recent drop in mortgage rates.

Chen Zhao, an economist at Redfin, emphasizes the connection between prices and housing inventory. She points out that sellers are likely to be hesitant to give up their low-interest rates for higher ones, resulting in constrained inventory. While more homeowners may eventually be compelled to sell due to various life events, the increase in inventory is expected to be limited. As a result, prices are unlikely to experience a year-over-year decline unless there is a significant faltering in demand.
