Everyone says summer is the buyer's season in the desert. Half of that is true.
The half that's wrong: valley inventory peaks in March and April. Wait for more to choose from and you're waiting for spring — when you're bidding against everyone else.
The half that's right: buyer demand is down about 12% from a year ago and homes are sitting longer than they were last summer. Fewer people in the room.
But the real cost of waiting isn't price. It's readiness. Club golf memberships are capped, and there's an application and approval process after the home sale. Trades have availability now and none in January. An offer written in August closes in October — you own the house for the whole season.
I'm not telling you the desert is on sale. Above a million, this market is up about 5% this year. The opportunity right now is attention and time, not discount.
