Take a private tour of this beautiful home at Toscana Country Club in Indian Wells.

Set on over half an acre, this nearly 5,000-square-foot home has so much to offer — from the expansive indoor and outdoor entertaining spaces to the private pool, spacious guest casita, theater room, and incredible golf course and mountain views.

One of my favorite things about this property is how beautifully it blends the warmth of Spanish architecture with the relaxed desert lifestyle.

Whether you're looking for a seasonal getaway or a place to enjoy the desert year-round, take a few minutes and walk through with me.

Corona del Mar has fewer homes coming on the market than at any point in five years. Newport Coast has the most since 2022. They're four minutes apart. Newport isn't one market, and it isn't even moving in one direction.

There are eight homes for sale in the Port Streets right now. Not one is under $6.5 million.
Meanwhile nine homes sold here under $5 million in the last six months — and there's nothing left in that range.
I pulled every closed sale and every active listing to figure out what's going on. A few things surprised me, including one assumption I had to throw out on camera.
Also in there: a third of Port Streets sales in the last six months closed with zero days on market. Never really hit the open market at all.

Everyone says summer is the buyer's season in the desert. Half of that is true.
The half that's wrong: valley inventory peaks in March and April. Wait for more to choose from and you're waiting for spring — when you're bidding against everyone else.
The half that's right: buyer demand is down about 12% from a year ago and homes are sitting longer than they were last summer. Fewer people in the room.
But the real cost of waiting isn't price. It's readiness. Club golf memberships are capped, and there's an application and approval process after the home sale. Trades have availability now and none in January. An offer written in August closes in October — you own the house for the whole season.
I'm not telling you the desert is on sale. Above a million, this market is up about 5% this year. The opportunity right now is attention and time, not discount.
Planning to be here this season? Tell me what community you're weighing and I'll give you an honest read on the timing.
Market figures as of early August 2026.
