📚 One of the first questions we hear from buyers considering Aliso Viejo is: "How are the schools?"
-
The answer depends on where the home is located.
Most Aliso Viejo homes are assigned to one of four elementary schools within Capistrano Unified School District, but there are also areas that fall within Laguna Beach Unified and Saddleback Valley Unified School Districts. Plus, families have charter and private school options to consider.
In this video, Rosario explains the elementary school boundaries and shares what every buyer should know before purchasing a home.
-
🏡 If school assignments are important to your home search, always verify directly with the school district, as homes within the same neighborhood can sometimes have different assignments.
The Veronica Encinas Team helps buyers and sellers throughout Aliso Viejo and South Orange County. Rosario works closely with families relocating to the area and frequently helps buyers understand school boundaries, neighborhood differences, and local lifestyle considerations before they purchase a home.

📚 Not every school rating system works the same way.
Some use test scores.
Some use parent surveys.
And California’s official system? It uses color-coded indicators instead of rankings.
In this video, the Veronica Encinas Team explains how the California Dashboard works and compares Aliso Viejo elementary schools across categories like absenteeism, suspension rates, math, and English performance.
The truth is, there’s no perfect rating system. The best school for one child may not be the best fit for another.

📚 Looking at school rankings online can feel overwhelming fast.
One site focuses heavily on test scores.
Another focuses on parent experiences.
Another ranks schools statewide.
So how should we compare schools?
In this video, the Veronica Encinas Team explains how U.S. News ranks elementary schools and compares Aliso Viejo schools side-by-side so you can better understand what the numbers actually mean.
The truth is, rankings are only part of the picture. Visiting schools and finding the right fit for your child matters just as much.

📚 Comparing schools online can get confusing fast.
One website gives a school an A+.
Another ranks it #208 in the state.
Another focuses on test scores only.
So what’s the best way to compare schools?
In this video, the Veronica Encinas Team breaks down the Niche rating system and explains how Aliso Viejo elementary schools compare across academics, teachers, diversity, and statewide rankings.
The biggest takeaway? Rankings matter, but finding the right fit for your child matters even more.

🏡 Parents moving to Orange County often ask us the same question:
“How do I know if a school is good?”
The tricky part? Different websites rank schools differently.
In our latest video, we explain how GreatSchools ratings work and compare Aliso Viejo elementary schools side-by-side so you can better understand what those scores actually mean.
From test scores to student progress to parent reviews, we’re breaking it down in a simple, practical way.
And remember, the best school isn’t always the highest-rated one. Fit matters too.

The spring market in Aliso Viejo is showing strong momentum.
Inventory has increased to the highest level we’ve seen in the past two years, but buyers are stepping up right alongside it.
In April:

✔ 35 homes sold
✔ Homes sold faster than last month
✔ Average price per square foot increased over 4% from last month
✔ Sellers received just over asking price on average
At the same time, we’re still seeing a difference between homes that move quickly and homes that sit.
Preparation, pricing, and positioning continue to matter more than ever.

If you’re thinking about making a move this year and want to understand what’s happening specifically in your neighborhood, reach out anytime. We’re always happy to help.
