What you’re looking at is the before picture of a house that had walls that really isolated the house and made it very uncomfortable.
The after picture is we created a larger open space which is excellent for entertaining and making a home much more efficient.

Just got back from Kansas City looking at buying a 12 home portfolio. Here’s a couple pictures of the homes and street.

Very charming and cute!

We’re working through our due diligence and economics. We are buying homes for 60,000 a piece and are they rented out for 800 a month. Nice yield!

A few of them we will remodel and flip.
Can’t do any of this at this price point in California!!

Attached is an update of some of the improvements. Notice we are removing walls to create a better interface between the kitchen and family room, and giving the old lady a new exterior "face"

Just bought this home. As you can see, it is in need of major repair. When we are done it will no longer be an "ugly duckling" but a beautiful warm house that a family can be proud of to call home.
We will remove and relocate walls to make the home warm and cozy, great for entertaining.

Making some good progress at our house in Coto de Caza.
Framing going up for two kitchen islands which will be a great gathering place for entertaining and family.
Excited to get this flip home on the market in next three months !!

Hello Folks,
Boy was this a challenge: This was a basement, that because it had its own access, would make a great rental. So that is what we did.
The "After picture" shows how beautiful it turned out. It has bedrooms, full bathroom, kitchen, etc. Great rental, "Granny Room", "Man Cave" , kids room, entertainment room, etc.. Just a cool space.

It did have its challenges. We spent monies professionally waterproofing the block, running drains to collect water (remember its underground!!)

This was a great value add!

Send me your "value add", distressed, poor floor plan, etc.. and lets see, with our working knowledge, how we can make it more valuable to flip.
