There’s something about Bayshores 🐚

A little tucked away from the rest of Newport, Bayshores has always felt like its own world — where summers are spent at the beach, boats fill the bay, neighbors become friends, and generations of families return year after year.

And every once in a while, an opportunity comes along that feels like a true part of that story. This home is one of those rare opportunities.

Whether you envision preserving the charm of this beloved original cottage, thoughtfully reimagining it, or creating something entirely new, the possibilities are endless. A special piece of Bayshores history with the flexibility to make it your own.

Because what makes this property truly irreplaceable isn’t just the home, it’s Bayshores itself. The two private beaches, the bayfront setting, the traditions, the community, and that resort lifestyle.

A rare opportunity to become part of one of Newport’s most special communities. 🏡

Not every home needs staging — but sometimes a few thoughtful updates can make all the difference. Refreshing furnishings, simplifying a space, and creating a more neutral backdrop can help buyers better imagine their own lifestyle in a home. According to the National Association of Realtors, 83% of buyers’ agents said staging makes it easier for buyers to visualize a property as their future home. At 2238 Channel, a refreshed presentation helped bring new energy to the listing and ultimately led to an accepted offer within a week after staging.

Bayfront real estate is a niche market where experience truly matters. Understanding dock rights & configurations, harbor regulations, mooring considerations, waterfront valuations, and the nuances of life on the bay requires a depth of knowledge that extends well beyond a traditional transaction — an expertise that few agents possess.

As lifelong mariners with extensive knowledge of Newport Harbor, we bring a unique perspective to every bayfront sale, helping our clients navigate not only the purchase or sale of a home, but the lifestyle that comes with it. Dennis, as the former Harbor Master for the City of Newport Beach and currently serving as President of the Newport Harbor Foundation, provides an unparalleled level of insight into the harbor & its operations, and the lifestyle that makes these bayfront properties so unique.

We are grateful for the trust of our clients and honored to have represented three exceptional bayfront properties over the past year. We are proud to serve one of the most remarkable waterfront communities in the world!

To most people it’s an address, but to us it was Grandma and Grandpa’s house, Mom and Dad’s house, Mary Jane and Jack’s house. For over 30 years, it was the backdrop to holidays, celebrations, ordinary days, and some of our family’s most treasured memories.

The home itself is truly special — filled with beautiful natural light and a large sunny patio that made the space feel warm, inviting, and full of life. Those features were part of what made it such a lovely place to gather, celebrate, and simply enjoy being home.

It’s bittersweet to close this chapter and say goodbye to a home that meant so much to us. But there’s comfort in knowing it’s being passed on to new owners who will create memories of their own and continue giving this special place the love it deserves.

End of an era, but the memories will always remain. Cheers to this home that was so deeply loved by our family. 🩷🪽🙏🏼
