Here are the first 5 steps to keep in mind when planning to relocate:

1. Make sure you determine your exact requirements. Some requirements include the number of private offices and what sizes they need to be. It's good to get an idea of the size of the office and/or cubicle, the number of conference rooms, and the size of the kitchen to get an understanding of your specific requirements. Usually determining your exact requirements can take anywhere from a week to months depending on the size of your organization.

2. Do the market survey. We want to understand what we are looking for Class A, B, or C buildings. What cities are we looking for or are we willing to relocate to? What kind of amenities are we looking for? Are we looking for restaurants nearby? Are we looking for gyms? The market survey is going to take approximately a month to two months.

3. Schedule a property tour and physical inspection. Ideally what we'd like to do is have all of the people involved in the transaction go on the property tour so we can narrow the properties down to three to five properties. We don't like to negotiate on just one or two properties- we like to have multiple properties so we can negotiate one against each other. This process can take approximately three to four weeks depending on how many times we want to go back to the various properties.

4. Preliminary space planning. Figure out which properties were the best for the company. We'll choose one space planner who will work on our team and help lay out each property and suite. The space planner fully understands our needs so we don't need to talk to multiple space planners. This process could take between ten days to two months depending on the number of properties chosen and the complexity of the transaction.

5. The proposal stage. We get the landlord a proposal and negotiation begins on the three different properties- this is where the fun part comes in. This process can take anywhere between two to four months, so you want to make sure you give yourself ample time.
