Not every closing is just a sale... some are 10 years in the making.

2428 Vista Hogar wasn’t just a property, it was a chapter.

Ten years ago, my clients took on this home as an investment. Over the years, it saw a handful of tenants... some great, some challenging, as every landlord eventually learns. Because the truth is, owning rental property isn’t always the passive, glamorous story people imagine.

But here’s the part I respect most. They stayed the course.

They built equity.
They held through the ups and downs.
And when the time felt right, they made the decision to move on.

That’s what smart real estate investing looks like. Knowing when to hold and knowing when it’s time to turn the page.

What happens when a neighborhood shows up for each other? This. 👇🏻

Our 9th Annual Port Street Spring Cleaning was one for the books. From trunkloads of donations to mountains of shredding, you all showed up BIG.

✔️ A full Goodwill truck packed to the brim for charity

✔️ Endless bins of sensitive docs safely shredded by ProShred

✔️ E-waste responsibly collected and kept out of landfills

✔️ 100+ cars through in just a couple of hours

But the best part? The energy. The gratitude. The smiles, waves, and “thank yous” from neighbors that truly make it all worth it.

This event is one of my favorite ways to give back; not just because it’s helpful, but because it brings our community together in such a simple, meaningful way.

The app is free. The guidance is everything.

I get asked this question often. What is the best home search platform?

One common myth is that the Compass app is only available if you work with a Compass agent. That is not true. Anyone can use it.

What matters most is not the app, but how the information is interpreted and who is guiding you. Data without guidance often creates confusion.

Many 3rd party platforms, like Zillow, are free because your activity becomes a lead for them to sell to an out of area agent who does not know much about the homes you’re inquiring about. This just means you should understand how they work.

Buyer lifestyle matter more than assumptions.

There is a long-standing belief that every Newport home needs a pool to be valuable. Sometimes that is true. Sometimes it is not.

At 1962 Port Cardiff, we had a pool fully designed with plans in hand and still chose not to build it before selling. Timing and buyer lifestyle matter more than assumptions. For many buyers, a pool is not a right-now feature. Others want flexibility or a different design.

The most thoughtful homes leave room for choice. Before investing in major upgrades, it is worth asking who your buyer really is and what season of life they are in.

I listed a beautiful home that was well priced, thoughtfully prepared, and still sat. Nothing was wrong with the house. The timing changed. As the market softened, brand-new homes nearby began selling at higher prices. Buyers already stretching their budgets started thinking they would rather go new. Sometimes a home does not struggle because of condition or value. Sometimes it struggles because the moment changed around it.

Timing, competition, and buyer mindset matter just as much as price.

Some Homes Don’t Hit the Market. They Find Their People.

Some homes sell.

Some homes become the bridge between endings and beginnings.

This one never hit the MLS.

The sellers were ready for a new season. A lighter chapter. A fresh start filled with possibility and a little more adventure for their family.

At the very same time, another family with two wildly energetic young boys had missed out on multiple homes. They were just 14 days away from falling out of escrow on their own sale if they didn’t secure a replacement. The pressure was real.

They weren’t just looking for bedrooms.
