Parking lots are slowly turning into housing across Orange County and Newport Beach is the latest example 👀

Irvine Company is replacing a former parking structure near Fashion Island with 184 new apartment homes, expanding the existing Villas Fashion Island community to more than 700 units total.

This is bigger than just another apartment project.

For decades, Newport Center was designed around offices, retail, and daytime traffic. But post pandemic, cities are starting to rethink how land is being used especially in prime walkable areas where parking demand is changing.

Instead of underutilized concrete structures, developers are creating live work communities with housing, coworking spaces, fitness centers, pools, courtyards, and walkability to dining and shopping.

This is the future of infill development in Orange County and we’re likely going to see more of it.

Hidden gem alert 🚨

Just finished showing a home in Brea and ended up finding one of the most comforting meals I’ve had in a while at HamaHippo Korean Kitchen.

I ordered the kalbitang and honestly it felt healing to my soul. Korean soups are seriously underrated. What I love about them is that they’re light clean and comforting without making you feel heavy after. It was exactly what I needed after a long day of showings.

And the best part was how they ended the meal. They served shikhye which is a traditional Korean rice drink dessert that a lot of Korean restaurants don’t even serve anymore. It’s actually becoming pretty rare to find. But this one was unique because they added ginger into it and it completely elevated the experience. It helped with digestion acted as the perfect palate cleanser and was such a refreshing way to end the meal.

These are the moments I love about real estate. You go show homes and somehow discover hidden gems nearby that make the whole day better.

A massive new seafood buffet is getting ready to open in the city of Orange 🍣🦀

Shiki Seafood is taking over the former Rite Aid space off Tustin Street and if it’s anything like their Shiki Seafood Buffet location this place is going to be packed.

Expect all you can eat sashimi, sushi, crab legs, shellfish, Korean BBQ, dim sum, desserts, and DIY grilling stations 👀

Expected opening is June 2026 and Orange County foodies are already talking about it.

Hidden gem alert 🚨 I walked into .orange hungry and somehow ended up ordering half the menu 😂

I haven’t had brunch like this in such a long time and honestly… I could not decide what I wanted. So yes, I fully indulged today.

The banana pancakes were fluffy and soft. The biscuits and gravy took me back because I haven’t had them in over a decade. My go to breakfast is usually eggs Benedict, so I had to try theirs… and wow. Their homemade hollandaise sauce was incredible. Most brunch spots use powdered packaged hollandaise and you can instantly taste the difference. This one tasted fresh, rich, and actually homemade.

They’re known for their breakfast burritos, but I decided to go with the eggs Benedict instead and I’m glad I did. And the home fries? After thinking about it… I genuinely cannot remember having better ones anywhere else.

Orange County has no shortage of brunch spots, but this might officially be my favorite now.

Orange County’s housing market is not slowing down. It’s bottlenecked.

A lot of projects are stuck in what I call the “almost phase.” Financing is harder to secure, construction costs are through the roof, and many developments simply are not penciling out like they used to.

At the same time, fewer projects are entering the pipeline, which means future housing supply could get even tighter.

And when it comes to single family homes, it all comes down to land. There’s very little left, and what is available is expensive and complicated to develop.

That is why more people are choosing to rent right now instead of buy.

But here’s what most people miss. The deals that are getting done are all about strategy, timing, and having the right team that knows how to navigate this market.

MainPlace Mall in Santa Ana is going through a major transformation and this is bigger than just retail. A new development called Carina just broke ground and will bring 408 apartments right next to the mall along Main Street.

But here’s where it gets interesting. This isn’t just housing. They’re building a full lifestyle experience. Right next to it will be a 1.25 acre Culinary District designed for dining, socializing, and community.

And this isn’t the first move. The Paloma apartments were added in 2023, so this is quickly turning into a live, work, and play environment right in the middle of Orange County.

Studios, one and two bedrooms, modern finishes, in unit laundry, private terraces. Expected completion by 2028.

Malls are not dying. They’re evolving.
