Zillow gives you a pretty picture and tells you what it sold for. But it can't tell you why my client hired me to sell it now.
This was one of twelve properties we're moving for this family right now...and the only one here at home. The rest are scattered across Arizona (two teams out there helping us clear those). Five houses are headed one direction, seven houses are rolling into a 1031 Exchange. A lot of moving parts, and a punishing time clock.
I brought this property to them years ago through a 1031 of its own...part of an off-market batch of rentals. The master tenant moved out, the timing lined up, and they wanted it simple: sell it as-is, don't pour money into it, don't chase dollars while the holding costs eat away equity. So that's what we did.
Sold. On time, on plan.
Here's the part I'm proud of: after about 30 deals together, they don't just call us to sell a property. They bring us in to help build the plan β what sells, in what order, on whose clock β and then trust us to go execute it. You don't get that from an algorithm. This is trust earned over years.
