Real Estate Marketing vs. For Sale By Owner Marketing: what’s the difference?

Do you hire a real estate agent, or do you try your hand at FSBO marketing? You might think that the answer is simple: whichever one will get you more money.

But there are other factors to consider when making this choice.

For instance, FSBO marketing can be more time-consuming and expensive than hiring an agent. An agent will handle all of the paperwork, so you don’t have to worry about getting sued by buyers when they discover something wrong with your home.

Plus, agents have access to a database of potential buyers who’ve already expressed interest in homes like yours—they’ll also help manage open houses and showings for interested parties.

Real estate agents often have access to databases and resources that you don’t have as an individual seller. They also have relationships with other realtors who might want to buy your home from them.

You can help make the process go more smoothly with these 5 tips:

Tip 1: Clean up your space. It’s hard to get a good sense of a property when it’s full of clutter.

Tip 2: Get rid of odors. Whether it’s from pets or from smoke, a pungent smell can be a deterrent for many buyers. Get rid of lingering odors by using baking soda and/or vinegar.

Tip 3: Make small repairs. Even minor problems like a loose doorknob or cracked tiles can negatively impact how people view your home.

Tip 4: Use neutral colors and natural lighting. If possible, paint your walls with neutral colors that will appeal to most people and open up the blinds and curtains to let in natural light.

Tip 5: Stage your space. Staging allows potential buyers to get a better understanding of how they might live in your home and helps them visualize themselves living there.
