2026 is a year of changes for me. This page was Prosper Realty Group for a while. I created the team with a vision in mind to help agents be great agents in our market.

Turns out, leading a team isn't my dream, and that's ok. I want to focus more on my clients and their needs. I am still mentoring newer agents, but not as my main goal in real estate.

What this means for clients? I have more time for you! More personalized attention is a win for the people I serve 🥰

Today I’m at the racetrack. So today’s confession is about the racetrack. I put most of my life on hold to try and make this place work and now we’re gearing up for our final event. It’s a lot of work to run a venue this size. I’ll never regret trying and I’ll always remember the memories made here. It was a very expensive set of memories though.

My phone automatically goes to "Do Not Disturb" at 10PM. I actively encourage clients to text me their 2AM thoughts, fears or questions. I don't want them to forget and their message won't wake me. I'd rather them be able to get to sleep than stay up all night worrying about something I can answer for them in the morning. Seriously, try it. Text me at 2am. I'll text you back when I wake 😁

If your listing agent shows up to your property with a cell phone to take pictures, find a new listing agent.

Actually, lets qualify that..... If you aren't paying a majorly discounted rate, find a new agent. I have a full service portfolio- marketing, professional photos, open houses (if you want that), repair coordination and more (Like stuff you wouldn't think you need to deal with in the course of a transaction) offered at a 3% fee.

This one says day 7, but plans change. Its now day 18. I was distracted by my 'deal from hell' miniseries at the time.

Let's talk about market predictions. It used to be pretty easy to say "rates go up, prices come down" and vice versa but it hasn't been that way for quite a while.

When was I wrong? I was CERTAIN that all the people paying over appraisal were going to be underwater for the long term on their houses. I stopped making predictions since then.

When is the right time to buy a house? When you can. That's all. Always have a backup plan in case you can't sell. If life changes and you have to move, talk to your agent about options. Don't just let the house go and ruin your credit.

It's not really illegal either. Sometimes in the process of a transaction, the buyer needs repairs for appraisal and the seller can't/won't do it.

It takes a lot of coordination with the listing agent, but with a little grit and determination, it can get done. Sometimes the perfect house just needs a little more immediate love than expected.

as for outdated houses, lets be honest, I love them for my buyers. If they're clean and functional, it gets my folks a better price on their home.

I really hate it when someone thinks their house that's retro (not in a good way) is worth top dollar and gets mad at me when I tell them otherwise.
