Bay Title, LLC is growing and currently seeking an experienced Closer / Post-Closer to join our team in our Newport News and Midlothian offices.

We are looking for a detail-oriented, proactive professional who understands the full life cycle of a real estate transaction — from conducting a smooth closing to ensuring accurate post-closing completion.

If you thrive in a fast-paced title environment and take pride in accuracy, communication, and customer service, we would love to connect.

Key Responsibilities:

• Conduct residential purchase and refinance closings
• Review and balance settlement statements
• Ensure lender instructions and compliance guidelines are met
• Coordinate with agents, lenders, buyers, and sellers
• Prepare and submit documents for recording
• Confirm funding and disbursement
• Issue final title policies
• Track lender packages and clear post-closing conditions

Qualifications:

• 2+ years of real estate/title experience preferred
• Strong knowledge of TRID and lender compliance
• Experience with SoftPro preferred
• Exceptional attention to detail
• Strong communication and organizational skills
• Ability to manage multiple files and deadlines

📢 Important Update for Buyers & Sellers – Effective March 1, 2026

Beginning March 1, 2026, a new federal requirement from the U.S. Department of the Treasury (FinCEN) will apply to certain residential real estate transactions nationwide.

Under this law, some transactions will require additional information to be collected and reported to the federal government as part of efforts to combat fraud and money laundering in real estate.

🔍 What types of transactions are affected?

This requirement generally applies to certain residential transfers involving:
✔️ LLCs, corporations, or trusts
✔️ Cash purchases or non-traditional financing (such as private or hard money loans)

Not every transaction is affected — but some will require extra documentation.

📝 What does this mean for buyers?

If your transaction falls into one of these categories, you may be asked to provide additional information during the processing of your file so that we can determine whether federal reporting is required.

⚖️ Why is this required?

This is not optional and not a Bay Title policy.
It is a federal regulation that title and settlement companies are required by law to follow.

🗓️ When does this start?

➡️ March 1, 2026
Any applicable transaction closing on or after this date must comply.
