On my soapbox today — and yes, it's early! ☕

Everybody loves to hate REALTORS®… but let me show you what we actually do.
Virginia REALTORS® just wrapped the legislative session with a 41-13-35 record — 41 bills passed that benefit homeowners and buyers, 13 harmful ones defeated, 35 amended to protect you. Out of 196 monitored. That's your people showing up in Richmond.

What actually got done this session:
🏠 Down payment grant caps lifted — the $25K ceiling is gone and income restrictions were removed. More buyers can access help now.

⚖️ Military lease termination — no more 60-day notice burden on service members breaking a lease. Finally aligned with federal law. (This one hits close to home for us here in Hampton Roads.)

🏡 Roof Insurance (effective Jan 1, 2027) — Previously, insurers could drop your homeowners policy just because of how old your roof was. Now they have to consider actual condition, and roofs under 15 years old are protected. Big deal for buyers and sellers.

📋 Notice of Termination — landlords must now provide a written statement of charges with any eviction notice. Tenant protection, done right.

🚁 Registration is now open for the annual NNP Drone Response Unit Youth Summer Camp. The camp runs July 6-8 and is open to Newport News youth who are rising sixth, seventh or eighth graders.

I'm on a mission to use as little energy as possible even though I realize my energy bill may only go down a few dollars 😒.

2 weekends ago I bought window tint from Amazon. It attached to windows using water. I used an old credit card to remove the bubbles.

I noticed a difference immediately.
Measure your windows and try to get a width as close as possible.

The bottom window is tinted. These windows face south east and get morning and afternoon sun.
