Fall is a better listing season on this coast than most sellers assume.

The people looking in September and October have usually been researching for months, they have financing lined up, and a lot of them are second home buyers who just spent a week here deciding they want to stay. Inventory also thins out after Labor Day, so your house has fewer neighbors competing for the same buyer.
Photos are the one thing worth rushing. Shoot on a clear day while the light still cooperates.

Forty-six years on this coast and Newport still surprises people, here's proof.

Yaquina Head Lighthouse is the tallest on the Oregon Coast. Newport is home to one of the largest commercial fishing fleets on the coast, and NOAA's Pacific fleet is homeported right here on the Bayfront. This isn't a sleepy beach town, it's a working harbor with a real economy and a real community.

September is the month locals wait for on this coast.

The wind drops off, fog burns away by mid morning, and you get the warmest water of the whole year. Nye Beach empties out after Labor Day and stays quiet into October, which is when I do most of my own walking.

I show a lot of houses this month because the light does half the work for me.

"Is this house in a tsunami zone?" I get asked this more than almost anything else.

Here's the real answer: most of Newport has some designation, but zones vary block by block, and it affects insurance, financing, and resale very differently depending on where you land. Oregon's Department of Geology maps this publicly, and I pull it for every listing I show.

This isn't something to be scared of, it's something to understand before you fall in love with a house.
