✈️ Apparently I spend as much time on airplanes as most people spend in their cars… and lately, that might actually be accurate. 😂

Airport time = master-plan time. Tying up loose ends, answering calls, working deals and getting ready for a pretty wild couple of weeks.

Leaving Sarasota 🌴 after a few days here for the week-before-closing punch list on a new construction in Lakewood Ranch… with my final wedding dress fitting squeezed in because, oh yeah, I’m also getting married in a couple of weeks. 👰‍♀️😂

Now off to Destin to reconnect with some of my favorite REMAX people at an incredible mastermind before heading back to Sarasota to help a VA family close on their brand-new home. 🏡

Then home to Rhode Island → where a few more clients are getting ready to make their own dreams of homeownership a reality! Super exciting!

Busy? Absolutely.
Unavailable? Never.

The funny part? I live the lifestyle I help so many of my clients achieve — a home in Rhode Island or Massachusetts , a place in Florida, and the freedom to build a life that doesn’t have to fit neatly in one ZIP code. ⚓️🌴

The adventure begins... ✈️🏡
I'm so excited I can finally share this one.

This story is almost written...

And while I can’t share all the details just yet, I can tell you this:

82 Concetta Drive generated tremendous interest, multiple offers, and some very difficult decisions for my sellers.

What most people see is “Under Contract in 3 Days.”

What they don’t see is the preparation beforehand—the pricing strategy, professional photography, targeted marketing, Zillow Showcase exposure, negotiation planning, buyer screening, and countless conversations that happen before an offer is ever accepted.

Some grand openings celebrate a beginning. This one confirmed the momentum.

We just celebrated the Grand Opening of Coddington Cove Commons, and the excitement surrounding this project has been incredible.

Building 1 is completely sold out, and Building 2 is already well underway with just three units remaining for anticipated August 2026 completion. Reservations for Building 3 will soon begin, creating even more opportunities for local business owners, trades professionals, and those looking for secure car and boat storage to be part of this unique community.

Some of the best people in real estate aren’t the loudest… they’re the ones quietly protecting your clients behind the scenes.
Today’s inspection was a reminder of why great partners matter. A strong home inspector isn’t there to create panic over cosmetic issues—they help uncover what truly matters:

✔️ Structural concerns
✔️ Mechanical issues
✔️ Safety concerns
✔️ Insurance requirements
✔️ Expensive unknowns

In Florida, that can also mean four-point inspections, wind mitigation reports, manufactured home serial verification, and helping buyers understand insurability before closing.

Inspections should provide clarity—not become round two of negotiations over minor fixes.

My role is never to make decisions for clients—it’s to help them understand what’s typical maintenance vs. what could become a major financial burden.

From there? They drive the decision. Every single time.

And I’ll give Massachusetts credit—protecting buyers by limiting waived inspections was a smart move.

Homeownership is expensive enough without avoidable surprises. Grateful for great partners who help protect clients every step of the way.
