We just celebrated the Grand Opening of Coddington Cove Commons, and the excitement surrounding this project has been incredible.

Building 1 is completely sold out, and Building 2 is already well underway with just three units remaining for anticipated August 2026 completion. Reservations for Building 3 will soon begin, creating even more opportunities for local business owners, trades professionals, and those looking for secure car and boat storage to be part of this unique community.

What makes this project special isn’t just its location at 300 Coddington Highway in Middletown, with more than 16,000 vehicles passing by each day. Some of the best people in real estate aren’t the loudest… they’re the ones quietly protecting your clients behind the scenes.
Today’s inspection was a reminder of why great partners matter. A strong home inspector isn’t there to create panic over cosmetic issues—they help uncover what truly matters:

✔️ Structural concerns
✔️ Mechanical issues
✔️ Safety concerns
✔️ Insurance requirements
✔️ Expensive unknowns

In Florida, that can also mean four-point inspections, wind mitigation reports, manufactured home serial verification, and helping buyers understand insurability before closing.

Inspections should provide clarity—not become round two of negotiations over minor fixes.

My role is never to make decisions for clients—it’s to help them understand what’s typical maintenance vs. what could become a major financial burden.

From there? They drive the decision. Every single time.

And I’ll give Massachusetts credit—protecting buyers by limiting waived inspections was a smart move.

Homeownership is expensive enough without avoidable surprises. Grateful for great partners who help protect clients every step of the way.

And no… this wasn’t exactly on my birthday weekend bingo card. 🎂😂

What most people saw?
A pending sign in the yard.

What I saw?
A seller whose next home purchase depended on this sale staying on track.
A timeline that suddenly got very tight.
And a situation where there wasn’t time to panic.

Only time to move.

Then came the call no seller wants to get…

The original contract was no longer moving forward.

And here’s the part most people never see:

Instead of spiraling, one of my greatest strengths is having contingency plans ready before they’re needed—and getting creative when risk shows up.

So before my sellers even had time to fully process what was happening…

I was already working on Plan B.

And once I secured that backup strategy?

That’s when I called my sellers—with solutions, not more stress.

Because in moments like that, people don’t need panic.
They need strategy.
They need communication.
They need someone who can move quickly without making emotional decisions.

And that matters a lot right now because this spring market is anything but predictable:

→ Buyers are active—but far more selective
→ Insurance costs are impacting affordability
→ Inspections are tighter
→ Overpriced homes are sitting longer
→ Deals can shift quickly

Getting your home listed is one thing.

Protecting your outcome when things don’t go according to plan?

That’s where experience matters.

Zillow can give you a number.
AI can write a listing description.

Neither can think three steps ahead when your largest financial asset hits an unexpected curveball.

That’s the side of real estate social media rarely shows.

And honestly? It’s the part I love most.

Problem-solving.
Protecting people.
