🔍 Home Inspection Finding – Double (or Triple!) Trouble on the Roof 🏠🔨

During today’s inspection, I spotted something that always raises an eyebrow: multiple layers of roofing shingles.

At first glance, it might look like extra protection…
But in reality, it’s more like stacking bandaids on a wound without ever checking what’s underneath.

⚠️ Why Multiple Layers Are a Problem
Added weight on the roof structure
Trapped heat, shortening shingle lifespan
Hidden damage—rot, leaks, and soft decking are easy to miss
Limited service life of the new layer
More costly tear-off when it’s time for replacement
Layers hide a lot—but not from moisture, and definitely not from inspectors.

🛠️ What Homeowners Should Know

When the roof is due for replacement, a full tear-off is the best path. It allows the roofer to inspect the decking, repair any damage, and install a fresh roof the right way.

🔍 Home Inspection Finding – The Well I Definitely Didn’t Want to Find… 💧👻

While crawling under an old farmhouse today, my flashlight landed on something I really wasn’t expecting:

An uncovered well.
In the basement.
In the dark.
All alone.

If you’ve ever seen The Ring, you already know the exact moment I questioned every career decision I’ve ever made. 😅
I half-expected wet footprints and whispering voices… but thankfully, nothing climbed out while I was down there.

⚠️ Why This Is More Than Just Creepy

Aside from summoning horror-movie flashbacks, an uncovered well can pose serious issues:
Fall/drowning hazard for pets or kids
Elevated moisture and mold risk
Pathway for pests (the living kind… hopefully)

🛠️ Recommendation

Have a qualified contractor evaluate and properly cover or seal the well. Open wells inside a home are both unsafe and a source of moisture problems—hauntings optional.

🔍 Home Inspection Finding – AC Condenser Fin Damage ❄️🐾

During today’s inspection, the outdoor AC condenser showed significant fin damage. These thin aluminum fins play a major role in releasing heat from the system, and when they’re bent, corroded, or deteriorated, the unit has to work much harder to cool the home.

⚠️ Why Fin Damage Matters
Damaged fins can lead to:
Reduced airflow through the condenser
Higher energy bills
Increased system strain and overheating
Premature compressor failure
Shortened lifespan of the entire AC system
Even moderate fin blockage can seriously decrease efficiency.

🔧 Common Causes of Fin Damage

AC fins are surprisingly delicate. Some of the most common culprits include:
Hail impact
W**d trimmer/landscaping equipment strikes
Pressure washer damage
Debris impact during storms
Improper cleaning methods
General corrosion from outdoor exposure

🐶 Special Note: Dog Urine Damage
One of the most destructive and lesser-known causes?
➡️ Dog urine.
Urine is highly acidic and corrosive. When dogs regularly mark the condenser:
The aluminum fins corrode and deteriorate
Entire sections collapse or crumble
The unit can eventually become unserviceable and require replacement
This type of damage is extremely common and often goes unnoticed until airflow is severely restricted.

🏠 What Homeowners Can Do
Keep landscaping equipment clear of the unit
Avoid pressure washing the fins
Install a small barrier or training method to prevent pets from marking the condenser
Have fins straightened or cleaned by an HVAC pro if needed
Schedule regular seasonal servicing

🔍 Home Inspection Finding – Deck Safety Matters! 🪵🏠

During today’s inspection, a deck was observed with missing and improperly installed attachment hardware, including several joist hangers that were either incorrectly fastened or not used at all.

➡️ Why this is critical:
Decks rely on properly rated joist hangers, ledger bolts, and structural connectors to keep the framing secure. When these components are missing, under-secured, or installed with the wrong fasteners, the deck’s load-bearing capacity drops dramatically.

➡️ Deck failures are more common than most people realize.
Across the industry, inspectors routinely find decks that are one heavy gathering—or one season of weather—away from structural failure. Many collapses occur because the deck is not properly attached to the home or the joists are not adequately supported.

➡️ The risk:
Loose or missing hardware greatly increases the chance of partial or full collapse, especially when the deck is crowded or exposed to heavy snow, wind, or moisture.

🔧 Bottom line:
If you’re a homeowner, take a moment to check your deck’s attachment points and hardware. If anything looks corroded, loose, or missing, have it evaluated by a qualified professional. A few metal connectors can be the difference between a safe outdoor space and a dangerous one.
