Wondering what 2026 has in store for the housing market?

Here’s a quick snapshot of what the experts are saying:
-Mortgage rates are going to stay in the low 6s.
-There will be more homes to choose from.
-And price growth is going to slow down.

That combination will help affordability improve even more this year, but it’s going to look different market to market.

Here’s a look at how our local markets wrapped up the year across single-family homes, townhomes, and condos.

December showed some seasonal cooling in activity, but pricing remains resilient and many homes are still selling close to or above list price. Inventory tightened in several areas, setting the stage for an interesting start to the new year.

A lot of people are wondering what 2026 actually has in store for the housing market.

Most of the questions come down to the same things:
mortgage rates, home prices, and whether affordability is finally starting to improve.

I’ve been tracking the latest forecasts and data closely, and there are some meaningful shifts taking shape. What those changes mean, though, really depends on where you live and what you’re planning next.
