Our clients were making plans for a home renovation while actively exploring the possibility of a move.

Behind the scenes we were staying connected with our network, having ongoing conversations and making sure we didn’t miss anything that might truly work for them.

One of those conversations led to a quiet, off-market opportunity. A seller who was thinking about selling and wanted to explore options before listing the following spring.

It turned out to be “the one”. It was perfect for them. 🤍 And we worked closely with the seller’s agent &our colleague to put it altogether.

I’ve noticed a lot new faces around here and wanted to take a moment to say hi — I’m really glad you found your way to my page!

I’m Elissa Rosenfelt, a Needham-based Realtor helping people navigate life’s big moves throughout the Boston area. After many years in education, I was drawn to real estate because it allows me to do what I love most: guide, support, and advocate for people during meaningful transitions.

Whether you’re relocating, upsizing, downsizing, or thinking ahead to what’s next, I bring empathy, local insight, and steady guidance to every step of the process.

We moved from Long Island NY, where I I was born and raised, to Needham in 2012, so I deeply understand the emotions that come with building a life somewhere new. I’ve moved multiple
times, sold my own home (with my team 😊) and I’m currently preparing for another move right here in Needham,
which gives me firsthand perspective I bring to my work.

I’m also an empty nester (my husband and I have two girls), and this season of life has sparked a goal to create community and conversation around what comes next — because I believe community is everything. Stay tuned this year as I share more on this!

I’m currently working toward becoming a member of by earning my Certified Senior Advisor (CSA) certification, a cohort I’m especially passionate about serving. Helping older clients thoughtfully plan for their next chapter — with clarity, care, and confidence — is work that really matters to me.

2025 Recap for Needham (YTD)

This past year the Needham market told a story — one of continued growth and buyer demand along with some cooling off and a shift in market dynamics. All pointing to a healthy recalibration.

🏡 Inventory is still historically low, but we saw a slight shift: about 11% more homes on the market than in 2024. It was good to see more sellers stepping forward in 2025.

Price changes were up significantly.
⬆️ 56% from 2024.

🏡Average original list price rose about 6.5% to $2,199,045.

🏡Average sale price climbed 4.4% to $1,946,808.

➡️ And buyers? They stayed active — just a bit more intentional.
– Pendings ⬆️ 7%
– Closed sales ⬆️ 10%
– Days on market ⬆️ 26% giving buyers a tiny bit more room to breathe

✨ The takeaway✨
Needham remains a resilient, high-demand market. Well-priced homes still shine, and buyers are moving with purpose — just with a little more thoughtfulness and power than before.

Donate gently used or new hats, gloves, and scarves to support Circle of Hope, a Needham-based nonprofit I volunteer with that provides clothing and hygiene essentials to thousands of people experiencing homelessness or housing insecurity across the Boston area.

These winter essentials are what they need most right now—especially for women and children. Every donation makes a real difference.
