🏙️ Boston Market Update | October 22, 2026
Boston’s September market was balanced citywide, with more inventory than a year earlier—but conditions vary sharply by neighborhood, property type, and ZIP code.
Boston citywide data (Realtor.com, September 2026):
• 2,495 active listings, up 15.0% year over year
• $882,500 median asking price
• $820,000 median sold price
• 65 median days on market
• 99% sale-to-list ratio; Realtor.com classifies the citywide market as balanced
The asking and sold medians represent different groups of homes, so they should not be subtracted to estimate a typical discount.
Mortgage trend (latest Freddie Mac survey available this morning, week ending October 15, 2026):
• 30-year fixed: 7.40%, unchanged week over week
• 15-year fixed: 6.71%, down from 6.73%
Buyer takeaway: More inventory and longer marketing times can create negotiating room, especially on listings that have lingered. Still, desirable homes can move quickly, so keep financing current and compare total monthly costs.
Seller takeaway: Buyers have more choices. Accurate neighborhood-level pricing, strong preparation, and an effective launch matter more than citywide headlines.
