Another banner sale for The Vaghar Team. Not our most expensive, but a textbook example of why experience and local market knowledge make all the difference in Newton.

Our clients reached out in mid-March. While they finished up some interior work, we jumped in to prep and stage where needed. This is a beautiful late-90s build with over 5,000 sq. ft., 5 beds, and 5.5 baths. We knew that with the right positioning, this home would naturally attract substantial interest.

Pricing a home perfectly from day one creates incredible momentum. That first weekend on the market is the absolute best time to capture buyer excitement and drive strong, over-asking offers.

We listed the home in early April at a strategic $2,999,000. Within 24 hours, we had serious interest and competitive offers from multiple parties. After a quick home inspection, we were on the road to the closing table, securing the exact date our sellers wanted.

The final numbers:

    •    Sold Price: $3,125,000
    •    Result: Sold for $126,000 (4%) over asking price

Today we were faced with a unique hurdle. Before you can officially sell a home in Waltham, or almost any town for that matter, you need a final water reading to get to the closing table.

We found the main meter right away. The homeowner knew a second one existed for the irrigation system, but absolutely no one knew its location. The city thought it might be on the exterior of the property. We scanned the entire perimeter, but that turned up absolutely nothing.

That is when Cyrus took action. He spotted the two remote touchpads outside and went back to the basement to track their wires. The first wire led straight to the main meter we had already found. But the other one? That became the real challenge. He traced it foot by foot and room by room. It was tangled up with old electrical cables and zigzagged through the ceiling joists across multiple basement spaces. He patiently sorted through the mess, and finally, a full 50 feet later, he found the missing second meter.

It was tucked way up in the ceiling, facing straight up. We have never seen a meter installed quite like that before. With no complaints (okay, maybe just one or two), he hopped up on a table, snapped the required photo, and sent it directly to the city.
Problem solved, zero delays, and we are keeping this deal right on track!

Enjoyed the World Cup in Cambridge near Harvard University this evening — Norway vs. Iraq. It was really cool to see both the Norwegian and Iraqi communities come out and support their teams. A fun time all around! And the second photo is the tournament flag we’ve raised at home. 🇳🇴🇮🇶⚽️
