Many home buyers are waiving there inspections in order to get into their new homes, why I understand your frustrations, and the reasons why you feel you need to do this, it does not mean you should never have your home inspected. I’ve done four home inspections in the past week for clients after their settlement date. These clients understand that it’s important to understand as much as they can about their home what needs to be repaired and how to protect their investment.

Are You An Ostrich?

Don't put your head in the sand like an Ostrich and waive your inspection rights. Just this past week I have found several issues for buyers that would involve costly remediation, repair and replacement in the $10,000.00 range.

Both times the buyer canceled the contract only to have the seller and their agent explicitly request that the Home Inspection report should not be sent to them.

They know that 40%-50% of buyers are waiving inspections and its highly likely they will receive one or more offers waiving inspections and they can pass on this issue to the new buyer without them even knowing it.

So don't be an ostrich, keep your head out of the sand and don't be left holding the bag....or an empty wallet.
