📈MORTGAGE UPDATE📈
March 31st, 2025

FACTS: The average 30-year fixed mortgage rate from Freddie Mac decreased to 6.65%, down from 6.67% last week. At this rate, with a 20% down payment, the monthly mortgage payment amounts to $2,054 for a home priced at $400,000. With a 10% down payment, the typical payment would be $2,311.

POSITIVE: First-time buyers may make progress as FHA and VA loan applications continue to increase. Stable rates and more inventory present a positive outlook for spring shoppers.

CHALLENGE: Mortgage interest rates appear to be stuck in second gear, hovering in the mid-6% range. Without a significant change in rates, homeowners may simply remain in place, continuing to enjoy housing equity gains.

FACTS: The average 30-year fixed mortgage rate from Freddie Mac remained flat at 6.65%, compared to 6.63% last week. At this rate, with a 20% down payment, the monthly mortgage payment amounts to $2,054 for a home priced at $400,000. With a 10% down payment, the typical payment would be $2,311.

POSITIVE: Mortgage applications continue to rise as buyers capitalize on lower rates and increased inventory. Inflation has also decreased this week, possibly making it a bit easier to save for a home.

CHALLENGE: It’s important to note that inventory is still historically low, so while more homes are available, there is still a considerable way to go. The typical seller received an average of 2.6 offers last month, so buyers must stay zealous.

FACTS: The average 30-year fixed mortgage rate from Freddie Mac fell to 6.63% from 6.76% last week. At 6.63%, with a 20% down payment, the monthly mortgage payment totals $2,050 for a home priced at $400,000. With a 10% down payment, the typical payment would be $2,306.

POSITIVE: This is the lowest rate for the 30-year fixed mortgage since December, marking seven consecutive weeks of decline. Mortgage applications showed a notable weekly increase of 20.4% as buyers capitalized on lower rates, including refinancing higher-rate mortgages. Home buyers are in a favorable position as they encounter more inventory and improved rates ahead of a Spring rush.

CHALLENGE: Will homeowners feel financially secure, even with the housing equity to move?
