• Ask for permit history and make sure it matches the added room or finished space.
• Compare the listing and town records to the actual layout.
• Look for final approval or a certificate of occupancy, not just an open permit.
• If the addition changed bedroom count, septic use, or the home footprint, confirm the records were updated.
