After 21 years in real estate, this is one of the strangest markets I’ve experienced. Given the current economy, Iran war, tariffs, inflation, etc… what do you foresee home prices and mortgage rates doing?

AI’s ANSWER:

I don’t see a 2008-style housing crash on the horizon. We still have a major supply problem, and many homeowners are sitting on much lower mortgage rates. That means they have little incentive to sell—which continues to keep inventory relatively tight.

But that doesn’t mean the market is easy.

I think we’re likely to see:

🏡 Home prices: Mostly flat to modest increases
📈 Inventory: Gradually increasing
💰 Mortgage rates: Likely living somewhere in the mid-6% to low-7% range for a while
🔻 Price reductions: More common
🤝 Seller concessions: More common
⏰ Days on market: Longer for overpriced or dated homes

And here’s the part I think is REALLY important:

The problem isn’t necessarily the price of the house. It’s the payment.

A $500,000 home with 20% down means a $400,000 mortgage.

At 7% → roughly $2,661/month principal & interest.

At 6% → roughly $2,398/month.

That’s a difference of about $263 every single month—before taxes and insurance.

So buyers aren’t necessarily saying:

❌ “I don’t want the house.”

They’re saying:

“I can’t afford the payment.”

And sellers are facing their own dilemma. Many don’t want to give up the 2–4% mortgage they currently have, so they’re staying put.

That creates this strange housing market where we can have:

High prices + high rates + low sales volume + relatively low inventory… all at the same time.

My biggest wildcard?

🛢️ Oil and the situation in the Middle East.

If inflation remains stubborn and oil stays elevated, mortgage rates could remain higher for longer.

If inflation cools and geopolitical pressures ease, we could see rates move back toward the mid-6s—which could bring more buyers off the sidelines.

So no, I don’t think we’re necessarily heading for a crash.

I think we’re heading toward a market where pricing correctly matters more than ever.

Can we talk about this for a minute?

I put these numbers together because sometimes I think we’ve become so accustomed to today’s housing market that we forget just how much things have changed.

Look at the difference between 2000 and today.

Mortgage rates. Home prices. Wages.

Everything has changed — and yet we still expect people to somehow make the same dream of homeownership work.

And honestly? I think that’s why this market feels so different.

I’ve been a REALTOR® for 21 years, and this is by far the most “out of whack” market I’ve experienced in my career. It’s frustrating. And I know buyers, sellers and real estate professionals are all feeling some version of it.

NAR’s latest data shows just how challenging the environment remains, with existing-home sales still at historically low levels and affordability continuing to be one of the biggest obstacles facing buyers.

But here’s what I keep coming back to: people haven’t stopped wanting homes.

They’re just trying to figure out how to make the numbers work.

So I’m curious…
If you’re thinking about buying right now, what is the ONE thing stopping you?

Is it the interest rate?
The price of homes?
The down payment?
The fear of buying at the wrong time?
Or simply… “I just don’t know if I can afford it anymore.”
