It's been a minute since my last post. I'm still here working while I hope most of you are enjoying the summer with family and friends.

So one VERY important issue came up with my recent First Time Home Buyer in Philadelphia that I felt needed to be shared with anyone looking to buy their first house in Philly. I hope you all are paying attention and applying for different grants like the First Front Door and the City's Philly First Home Grant.

Most of these grants are forgiven after a few years (so you don't have to pay them back!) BUT.....You need to know the rules for each Grant program. So will ask you to payback some of the grant based on your time remaining on the forgiveness period. So read the fine print and ASK Questions!

One example; the First Front Door Grant is forgiven after 5 years. So if you stay in the house more than 5 years the loan just goes away and you don't owe them anything, ever! The Philly First Grant used to be 10 Years until it was forgiven. That in itself is a long time if you are starting out with plans to grow your family. NOW the Grant has changed the loan forgiveness term to 15 YEARS! See attached copy of my buyers award letter!! 15 years is a long time AND there is NO proration if you sell before 15 years!! If you sell 14 years and 364 days, you will have to pay the City back all that you have been awarded!!!!! As long as you know this and are prepared to pay it back you will be fine. But I thought you should be aware of this recent change!!! I know a lot of Realtors out there are NOT aware of this change!!!

For same-sex couples, one of the most important decisions happens before closing day:

How will you hold title to the property?

Whether you're married or unmarried, the way ownership is structured can determine:

✔️ What happens if one owner passes away
✔️ Who inherits the property
✔️ Whether probate is required
✔️ How the home's equity is divided
✔️ Your legal rights as homeowners

💍 Married Couples may qualify for Tenancy by the Entirety, which offers automatic survivorship rights and additional legal protections.

🏡 Unmarried Couples typically choose between:
• Joint Tenants with Right of Survivorship
• Tenants in Common

Each option has different legal and financial consequences.

The bottom line: Before you sign a purchase agreement, make sure you understand your ownership options and how they fit your goals.

It's looking like the Fed is going to be keeping their rates the same for the remainder of the year. Mortgage rates will likely also stay about where they currently are.

Sends strong message on rate-cut outlook after April jobs surprise.
