Soooo... we've now established that what I've been saying for yeeeaarrss about all too many real estate agents in this area is true! A house in the beach club next door-Attawan-just sold for $100,000 more than my house is listed for. It has , wait for it , less of EVERYTHING. A lot less . Less square footage ... a third or more less , less land - I have over an ACRE AND A HALF and it has ... less than a quarter acre , no pool , no hot-tub , no separate barn with garage AND In-Law apartment . Plus zero historic value , zero four hundred year old ( or MORE ) Black Walnut , zero three still-bearing pear trees planted by Farmer Payne ... NOT 1,500 feet from the sea but rather on a little puddle of a " pond" that noone in living memory has ever boated on or swum in ! What with it being far too small and too mucky . The AGENT for this rather underimpreasive property is one I have spoken with , and who gave me the the standard Lazy Lowballing Agent speech. Oh YAY . So how did she get $700,000 for this ... thing.. when so far noone has snatched up my fabulous house at 100 K less ? Could the Lowballing Crew have been correct? NOPE . She was PART OWNER OF THAT PROPERTY . And there you have it ! For HER property, she was willing to DO THE THE }%^** WORK !!

And noww ladeez and gentlemen...we have a gorgeous eighteenth c. house into which Dr. and Miss Dinale , having as he said Lost Their Damn Minds sank 1.3 million-ish, and yes there are receipts , offered at ..UNDER 700K? Yet ANOTHER groovy thing about the Payne Farm-house being a mere 1,500 feet away from the sea, on a peninsula poking out into the Long Island Sound, is that the " Record-Breaking Heat Wave " is ....completely absent . They almost always are ! Sea breezes you know. Also...they built houses so damned well back then that when you walk indoors you notice a minimum ten degree drop in temps . Nope. Not kidding . Those super-thick old-school plaster walls ...

AAARRGHH! What IS it with this rainy, cold, VERY cold summer ? Eh? Also it is COLD . And tomorrow, the 24th of June , is supposed to be cold and rainy too...juuust in time for the Open House [ 11 AM to 1 PM ] ! I wish to speak to the Management about this .
