U.S. School-Zone Homes Cost $150K More |
One of the most common questions I hear from families moving to the Emerald Coast or Northwest Florida is about school zones—and it’s not just about academics. The numbers are striking: from early Q1 to late Q2 2026, homes in highly rated school zones nationwide sold for a median of $580K. That’s a 35% premium over the typical US home at $430K. To afford one of these homes, a household needed an income of $159K—about $41K more than what’s needed for the average home in the same period. For many, that means spending around 55% of their income on housing, compared to 40% for the typical home. Only 13% of listings in top school districts were within reach for a median-income household, versus 28% overall.
