30a can get expensive real quick, and not everything with a pretty view is worth the price tag.

But there are a few things I will absolutely tell you to spend the money on.

Get the rooftop drink with the Gulf view. Spend the morning out on Western Lake. Stop at Black Bear for coffee and get something from the pastry case while you’re there.

And then there are the Grits à Ya Ya at Great Southern. Full disclosure, my Northwest roots run deep and I am firmly a Cream of Wheat girl. But people RAVE about these grits, and I have learned not to argue with Southerners about their grits. So they make the list.

Are some of these a little touristy? Sure.

Do I still think they’re worth doing even when you live here? Also yes.

Because one of my favorite things about living here is that the places people save for vacation are just part of our normal life. You can have your tried-and-true local spots and still be a sucker for a Gulf view and an overpriced cocktail every once in a while.

Save this for the next time you’re making plans along 30a, or send it to the person you already know you’d spend the day with.

I know getting back to our normal routines is going to look a little different for everyone after the hurricane.

Some families are still cleaning up, and others are dealing with much more. So if staying home and taking care of things is what your weekend looks like, I completely understand.

But for those who are ready to get out for a little while, there are some good local events on the calendar for October 16 through 18.

The Greek Festival is back in Mary Esther, Niceville has its Bazaar this Saturday, and LJ Schooners is bringing back its Missing the Mullet Weekend. There's also a community co****le tournament, some Halloween fun for the kids, and a few other things worth checking out.

I especially love seeing events that support local organizations and bring neighbors together.

Just keep in mind that some events have been canceled or changed following the hurricane, so please check with the organizers before heading out.

I love a beautiful house just as much as anyone else.
But there are some things I want my buyers to know about a home before they fall completely in love with it.

And after the week we've had here in Northwest Florida, a few of those things are probably on everyone's mind a little more than usual.

The roof. Insurance. Drainage. What it actually costs to own the house once everything is factored in.
None of those are the fun parts of house hunting, I know. But they matter.

And I think one of the most important things I can do for my buyers is help them understand the things they might not even know to ask about.
Sometimes that means we find out something that changes how we feel about a house. Sometimes it just gives us peace of mind that we're making an informed decision.

Either way, I'd rather have those conversations before you buy than wish we'd had them afterward.

And if you're starting to look at homes around Northwest Florida, feel free to reach out. There are probably a few things we'll want to talk through before you get too attached to one.

I think we're all finding out that just because the storm has passed doesn't mean everything is back to normal.

We were incredibly fortunate at our house. No flooding, but six trees down and still some cleanup ahead of us. Nothing urgent, and I am very thankful for that.

I also know there are families around Northwest Florida dealing with a whole lot more right now.

So before we all get too far into trying to get back to our normal routines, I wanted to share a few things worth remembering as everyone works through the cleanup.

Please be careful out there, especially around fallen trees and power lines. And if you're dealing with damage to your home, take the time to document everything before you start making repairs, as long as it's safe to do so.

I'm praying for everyone still dealing with the aftermath, and especially for the crews who have a lot of work ahead of them.

Well, this definitely isn’t how any of us planned on spending our weekend.

After eight total years of living in Florida, I feel incredibly blessed that this is actually the first hurricane I’ve experienced here. And while I would have been perfectly happy keeping that streak going, here we are.

We’ve done everything we can to prepare. The house is ready, we’re stocked up, and at this point we’re hunkering down, staying aware, and praying for the best.
I know so many of you are doing the exact same thing right now, and more than anything I’m just praying for everyone in the path of this storm. For our families, our homes, our neighbors, our first responders and linemen, and for this storm to pass through with as little impact as possible.

If you’re new to Northwest Florida or this is your first hurricane too, please take it seriously and listen to your local emergency officials. And if you’ve decided to stay but don’t feel like you’re somewhere safe to ride this out, there are shelters open in our area:

And please keep our first responders, linemen and emergency crews in your prayers too. There are a whole lot of people ready to step in and take care of our communities as soon as it’s safe for them to do so, and they have families at home praying for them too.

For those of you who aren’t local, keep Northwest Florida and everyone else in the path of this storm in your prayers. Pray for our families, our homes, our communities and for this storm to pass with as little impact as possible.

If I knew I was moving to Northwest Florida sometime in the next six months, I wouldn’t start by saving houses.

I’d start figuring out the things that are going to affect everyday life once I actually get here.

What does my normal drive look like?
What payment am I comfortable with after insurance, taxes and everything else is included?
How long do I realistically think I’ll own this house?
And which areas make sense for the way my family actually lives?

A lot of that can be figured out before you’re physically here.

I made a long distance move too, and I think one of the biggest advantages you can give yourself is starting those conversations early. Not because you need to buy right away, but because you’ll have a much better idea of what you’re looking for when the time comes.

You usually see the keys, the closing photo and the “we got the house!” part.

What you don’t see are all the conversations and decisions that happened before that photo.

The questions I asked before we wrote the offer. The house I thought you should walk away from. The terms we talked through. The inspection questions. The deadlines. The things that came up between getting an offer accepted and actually getting the keys.

That’s a big part of how I work with my buyers.

I want you to know what’s happening, understand the decisions you’re making and have someone paying attention to the things you may not know to look for yet.

Especially when you’re relocating to Northwest Florida, there are already enough moving pieces.

October is almost here, which means the pumpkin patches will soon officially open. 🎃

If you’re trying to figure out where to go this weekend, I put three Northwest Florida options in one place.

The Garden at Peach Creek is the closest of the three if you’re around Destin or 30A, and their Harvest Celebration is happening this Saturday.

If you don’t mind the drive to Milton, and both give you more of the full fall farm experience.

Save this for an October weekend and send it to whoever you’d want to go with.

How to lose a house in 10 days...

Okay, hopefully not literally.

But some of the things that can create problems during a home purchase are things you probably wouldn’t think twice about otherwise.

Buying furniture. Opening a new credit card. Changing jobs. Making a big purchase.

None of those sound particularly dramatic on a normal Tuesday.

When you’re buying a house, though, I want you talking to your lender before making financial or employment changes while you’re under contract.

And before we even get there, I want you to know your numbers, understand what you’re signing, and make sure you actually like the area around the house, not just the house itself.

That’s a big part of how I work with my buyers. I want you to understand what’s happening, what comes next, and what could create a problem before it becomes one.

Especially when you’re relocating to Northwest Florida, there are already enough moving pieces. My job is to help you make sense of them and make sure you have someone in your corner from the first conversation through closing.
