August showed the market taking a breath. Closings dipped across most submarkets compared to July and prices softened in a few areas, but homes are still selling fast and list-to-sale ratios remain rock solid. Inventory is stabilizing and 73118 just posted a 7-day median days on market, the fastest in the metro.

OKC MLS: 2,122 closings at $336,158 average with a 98% list-to-sale ratio. Inventory edged down slightly to 8,886 active listings at 4.2 months of supply.

Edmond: 331 closings at $437,111 and homes moving in 21 days. A step back from July's $478,731 peak but still one of the stronger price points in the metro.

Norman: 140 closings at $341,766 with a 97.3% list-to-sale ratio. Inventory crept up to 3.7 months, giving buyers a little more breathing room than earlier this year.

Yukon: 163 closings at $312,080 and a 99% close-to-list ratio. Buyers are still paying close to full ask here every single month.

Nichols Hills: 7 closings averaged $830,750. A quieter month on price but with only 30 homes on the market and 5.6 months of supply, the luxury segment is in a natural reset.

Urban Core: 69 closings at $376,888 with a 23-day median DOM. Prices bounced back from July's dip and the 97.6% list-to-sale ratio shows sellers are still in control.

73118: 22 closings at $373,557 and just 7 days median on market.
