Quick one before you fire up the hose this weekend: check your outdoor spigots for drips.

A slow drip from an outdoor faucet doesn't seem like much, but a leak of just one drip per second adds up to over 3,000 gallons a year. That's money running straight into the ground, and often a sign the washer inside the spigot is worn out — a fix that usually costs less than a pizza.

While you're out there, check where the spigot meets the siding too. If you see soft wood or discoloration around it, that's worth a closer look, since water finding its way behind the wall is a much bigger deal than water finding its way into the yard.

Two minutes, worth checking every home has at least one or two of these. Anyone found a surprise leak doing this?

A few years back, we inspected a home for a young couple who were over the moon about it. Move-in ready, great price, dream neighborhood.

Partway through the inspection, we found a foundation issue that wasn't visible from the listing photos or the open house walkthrough; the kind of thing that would mean tens of thousands of dollars down the road if it wasn't addressed.

Telling them wasn't easy. We knew it might mean the deal fell through, and it did. The agent who referred them to us wasn't thrilled either.

Here's the thing: our job isn't to make a sale feel good in the moment. It's to make sure people have the truth before they sign on the dotted line. That couple ended up finding a different home a few months later, and to this day, they still send us referrals of their own.

Doing the right thing when it's inconvenient is still doing the right thing. That's the whole job, really.

If you're getting ready to buy your first home in Northeast Ohio, here's a cost that catches almost everyone off guard: utility setup and transfer fees, plus the deposit many providers require for a new account.

Between electric, gas, water, and sometimes trash service billed separately by the municipality, it's not unusual for a new homeowner to need $200-$400 just to get everything turned on and running in their name, on top of closing costs, movers, and that first grocery run to fill an empty fridge.

A simple fix: call your utility providers about two weeks before closing. Ask directly whether a deposit is required for new accounts (it often is if you don't have an existing history with them) and get it moving early so you're not without power or water on move-in day.

It's a small thing, but it's the kind of small thing that turns move-in week from stressful to smooth.

Hosting a cookout this summer? Before the crowd shows up, give your deck two minutes of attention.

Grab the railing and give it a firm push side to side — it shouldn't wobble or flex. Then walk the deck boards and look for any that feel soft or spongy underfoot, especially near where posts meet the ground. Soft wood there is often the first sign of rot working its way up from moisture.

Most deck failures aren't sudden — they're the result of small warning signs that got missed for a season or two. A wobbly railing or a soft board is your deck telling you something, and it's a lot cheaper to fix in July than to find out the hard way with a yard full of people.
