What I’m Seeing Right Now in the Brainerd Lakes Market (Beyond the Headlines)

I’ve been in and out of properties, showings, and conversations with buyers and sellers all week—and here’s what’s actually happening right now:

Buyers are watching… then acting fast.
When the right property hits - location, shoreline, privacy - they move quickly. The gap between “nice” and “special” is as wide as I’ve seen.

Overpriced listings are sitting.
This market isn’t forgiving on price anymore. Buyers are more selective, and they’re willing to wait.

Premium lakes still lead.
Gull Lake and the Whitefish Chain continue to drive demand. Lifestyle and long-term value are still the priority.

Strategy matters more than ever.
This is no longer a timing-driven market. Success comes down to positioning, pricing, and ex*****on.

Bottom line.
We’re in a more balanced, thoughtful market—and that’s where real opportunities are created.

If you’re thinking about buying or selling, here’s what’s happening right now in our local market:

📊 The Big Picture
New Listings: 338 ⬇️ (-3.2% YoY)
Closed Sales: 167 ⬇️ (-19.7% YoY)
Homes for Sale: 1,079 ⬇️ (-6.4% YoY)

💰 Prices Holding Strong
Average Sale Price: $361,700 ⬇️ (-1.6% YoY)
Median price in Crow Wing County is actually up to $305,000 (+7.2%)

⏳ Market Pace
Days on Market: 77 days ⬆️ (+11.6%)
Inventory: 2.8 months supply (still low)

📈 What This Means

👉 For Sellers:
Inventory is still tight, and homes are selling close to asking price (~96% of list) . Even with fewer sales, well-priced homes are still moving.

👉 For Buyers:
You’re seeing a bit more breathing room with longer days on market and fewer competing buyers—but rates are still something to watch.

🏦 Mortgage Rates Snapshot (as of 3/18):

30-Year Fixed: ~6.1% – 6.3%
Rates have ticked back up near recent highs, so timing and strategy matter.
