I was sittiing down this week thinking about how quickly time moves, and I realized it's been a little while since I've posted on this page. So I just wanted to pop on here and say HELLO, and to remind you that I'm here for you this year- in real estate and in life.

Whether 2026 brings something exciting like a new home, a fresh start, or a big dream.... or something a little more emotional like downsizing, helping a parent transition, settling an estate, or just figuring out what the next step looks like...

You don't have to do it alone.

I truly love what I do because it's about more than houses- it's about people, family , and the seasons of life we all walk through. And it's an honor to help when the timing is right.

So, here's my simple message for you this year:
If you have questions, I'm happy to help.
If you need a recommendation for a contractor or service provider, I probably know someone.
If you're not moving but you just want to know what your home might be worth, I can send a quick update.
If you have a friend or family member who needs guidance, I'm always here for them too!

And even if you don't need anything at all right now- I still hope 2026 is full of peace, good health, laughter, and the kind of moments that really matter.

Today I had the opportunity to attend a special luncheon with other Realtors and our broker from my office. Each September our office runs a contest, and I happened to meet the mark this time, so we got treated to lunch together.🙌🏼🙌🏼

I’ll be honest—I’m always hesitant to share things like this, because I never want it to sound like bragging. The truth is, it’s never been about contests or numbers for me. It’s always about the people—the families I get to walk alongside, those that I get to help through big transitions, and the friends who trust me with such meaningful parts of their lives.

You may wonder why realtors share about our business so often. For me, it’s simply a way of reminding others what we do: we help people. Every home sold, every milestone reached, every new chapter started—it all comes down to people, not property. 🏡❤️

I’m truly grateful for every single person who’s let me be a small part of their journey, and I’m thankful to work alongside a team that celebrates each other along the way. 🥳

Did you know… if you pass away without a beneficiary deed on your house, it doesn’t automatically go to your loved ones? 🏡

Instead, it goes into probate — a long, expensive court process that can “contaminate” your title and leave your family stuck waiting.

A beneficiary deed is just a legal document that lets you name who your house goes to after you pass. ✍️

It’s a simple step that keeps your home out of probate and makes sure it goes straight to the people you choose. Easy step, HUGE peace of mind. 💙

I have had several peole asking me lateley at what point is it worth it to refinance? Well, I have seen a couple of lenders post this rate drop ⬇️ chart in the past couple of days. If you have purchased a home 🏠 in the past couple of years, it might be worth checking with your lender to see if it would be worth it to refinance, especially if the rates are lowered in September, like they are predicting!🙌🏼🙌🏼

Did you know there are over 15 different things that get negotiated in a real estate deal? That’s a lot to think about, especially when you already have so much on your plate!🤪

It’s not just about the price (though that’s a big one 🤑). A Realtor actually helps with all of these:

Sweet Ms. Kay was referred to me a couple of months ago by a friend because she was thinking of selling her home. 🏠 She’d run into some financial struggles and felt like selling was the only option she had left.

As I talked to her, I learned she had a reverse mortgage — but she didn’t fully understand all the benefits that came with it. She gave me the name of the lender she worked with years ago… and as it turns out, I knew him. I called him right away, and we were able to look deeper into her situation together. (Team work makes the dream work, right 👊🏻😃)

Fast forward to today — she called me to thank me. Because of the conversations and connections, she’s getting a new roof, a new garage door, a brand new HVAC system, and several other much-needed repairs — without paying a dime out of pocket. I was seriously in tears when she called, just knowing I had a small part in getting to help her!

Friends… I’m not making a cent from helping her. But when you’re in real estate for the right reasons, it’s not about the paycheck 💰(though those are nice when they come😃). It’s about people. 👵🏼It’s about doing what’s right, about stepping up when someone feels like they’re out of options.

And today? I’m just incredibly grateful that I got to be a part of her story. 💛

Did you know that DEED FRAUD is a real thing?!🤷🏻‍♀️ And oftentimes the fraudsters target elderly folks! 😡

Deed fraud, also known as home title theft, is an increasingly prevalent scam where criminals forge documents to illegally transfer property ownership.

These fraudsters may then sell the property, take out loans against it, or rent it out—all without the rightful owner’s knowledge. This crime often targets vacant homes, elderly homeowners, or properties with significant equity.

While there is not a way to 💯 percent prevent this, there is something you can do to alert you if there has been a change to your deed.

Go to the Recorder of Deeds website in the county that you own property in, and there is an option to complete a “Property Watch Notification”. It might be called something else in different counties. Unfortunately, some counties might not offer it. I know Greene and Christian counties do. If you have questions, just contact your Recorders office!
