Although winter has been tough because of illness and weather, progress is being made. Kitchen cabinets are finished, countertop and sink installed, bathroom getting ceramic tile in the tub, and flooring has been ordered.

Our latest remodel is coming along... kitchen has been painted and ready for countertop, drywall being installed in the living room, and electric outlets being updated. Slow but steady progress being made.

Remember when thinking "a mortgage would be less or the same as my rent payment", don't forget to consider all those phantom costs that aren't included in your mortgage payment monthly, BUT when they come, must be handled IMMEDIATELY. This roofing job required an entire sheathing replacement, doubling the cost overnight...at the same time the storms came through requiring the removal of a couple of trees that had become unsafe. Could you afford tens of thousands of dollars in unexpected repairs? Fortunately, we could "weather the storm".

Our duplex near Chestnut Xway and US-65 is getting a minor refresh currently, and will be available for a January 1 occupancy. This duplex has VERY LARGE bedrooms (11 x 14), a nice sized living room, a 1 car garage along with off street parking for 1 additional vehicle. We had the newly remodeled duplex unit rented, but due to unforseen circumstances, it is again available. Now that it is fall, we are currently working on redoing the entrance to the house in a warm inviting color scheme with some new siding and fresh paint. Again, we are truly thankful for the interest our community gives us in our rentals. This listing went live Friday evening, and we found the Zillow listing had an error in their database and we got it corrected Saturday afternoon. After just 1 open house, we had plenty of interested folks, and this afternoon accepted a deposit on the unit, having been on the market for less than 72 hours! We wish them a long and enjoyable tenancy with us!
