With first time homebuyers dwindling to the fewest percentage on record , new approaches and ideas are in order if we want to make the American Dream of homeownership more attainable for more hard-working Americans.
The heart of the housing affordability challenge is simple: Too few homes for too many people. Whenever supply becomes more scarce, value increases. It's simple economics.
Unfortunately, housing supply not keeping up with demand has been decades in the making. While building more housing is the fundamental long-term solution, is there anything else that could be faster and more effective than 50 year mortgages to help ease affordability and perhaps provide a shot in the arm to the inventory challenge?

Getting closer to the heart of the matter:
Jim Tobin, president and CEO of the National Association of Home Builders, said the cost of regulations alone plays a massive role in housing affordability.
“Regulatory burdens really do add up on the unaffordability index,” Tobin told Fox News Digital.
“We estimate that 24% of the cost of a single-family home is embedded in regulations at all three levels of local, state and federal government. That comes out to roughly $94,000 in regulatory costs.”
Regulatory barriers and land-use restrictions have created a housing affordability crisis, pricing out potential buyers across the United States.
