Alright guys, quick update on VA loans starting TODAY. This actually matters if you’re buying or selling a house or planning to.

The VA made some positive changes to what’s called Minimum Property Requirements—basically the rules a home must meet to qualify for a VA loan. And honestly, they just made things easier.


Here’s the big stuff:

• First—sheds and outbuildings
Stuff like detached garages or sheds? The appraiser isn’t going to care about those anymore. So if there’s peeling paint or minor issues out there, it’s no longer holding up your purchase or sale.

• Second—radon testing
For new construction, the VA is getting rid of that requirement. That means fewer delays and less paperwork.

• Third—non-vented heaters
Before, there were extra forms and sign-offs. Now? That’s gone. One less thing to deal with.

• Fourth—peeling paint
If the home was built after 1978, peeling paint doesn’t automatically have to be fixed anymore unless it’s actually a safety issue.

If it’s older than 1978, the lead paint rules still apply—but now it’s clear that it only applies to the main house, not sheds or detached buildings.


So what does all of this mean?

Fewer small, annoying repair requests.
Hopefully more inventory for Veterans to choose from without having to be nitpicky and sweating the small stuff.

Now—what didn’t change?

The VA still cares about the important stuff:
Is the home safe?
Is it healthy to live in?
And is it structurally sound?

That part isn’t going anywhere.

Bottom line—this makes VA loans easier to use and more competitive, which is a big deal in today’s market.
