Nokomis’ July 2025 housing market is showing opportunity on both sides. 🏡 Closed sales rose 6.5% with 66 homes sold. The median price dipped 9.6% to $490,550, creating value opportunities for buyers. Sellers still benefit from steady activity—pending sales surged 41% to 69, showing strong buyer demand. Inventory edged up 3.9% to 318 homes, while fewer new listings (-40%) mean less competition for sellers. Dollar volume was down 5.3% at $44.2M, but momentum remains strong.

Sarasota County’s July 2025 housing market stayed strong! 🏡 Closed sales rose 13% with 723 homes sold. Median price held steady at $470K, while inventory climbed 16% to 3,574 homes. Dollar volume jumped 14% to $495M. Fewer new listings (-9.9%) but pending sales rose 11% to 679. A steady market with solid activity!
