Yesterday was another shining example of how mortgage rates will not necessarily drop when the Fed cuts interest rates.

According to Mortgage News Daily, there was a 14 basis point *jump* yesterday in average, 30-year fixed mortgage rates following Jerome Powell's remarks about the latest Fed rate cut.

It is a fallacy to preach that mortgage rates will always benefit from a Fed rate cut. That is simply not true.

Make your decisions based on *facts*... not presumptions. A fact would be today's interest rate and whether or not you can afford to purchase a home with that number.

Don't presume interest rates are going to fall in your favor in the future... and don't presume a temporary rate buy-down is going to position you well. It's a "gotcha" that keeps home prices artificially high and can leave you in a pinch down the line.

If you can't afford a house you're interested in, try negotiating for a better purchase price or reset your expectations to fall in line with homes you can actually afford at today's mortgage rates.

Your home is much more than an investment - it's ground zero for your family stability, safety, and well-being.

Not all home sales are easy. I listed this Nolensville home for sale during a slow Q4 2024... had a contract fall apart during the buyer's loan underwriting... got a second contract that was home sale-contingent... and then unexpected repairs were needed.

Perseverance won the day, though, and my clients sold their home for 99.3% of asking price and moved into a brand new home on a gorgeous lot in Shelbyville. Congrats to Rob & Andrea!
