Atlanta home sales climb in October:

The pace of home sales in the Atlanta area picked up in October on both a monthly and yearly basis, according to the latest Georgia MLS 12-county Housing Market Snapshot.

By units, sales were up 3.7% month over month, rising from 4,378 homes sold in September to 4,540 homes in October. Year over year, sales rose 5.7% from 4,296 transactions in October 2023. By dollar amount, sales climbed 2.5% month over month and 8.6% year over year to $2.24 billion.

The median sales price of $399,900 represented a 1.3% dip from September’s $405,000 level and was basically flat with the $400,000 price of October 2023.

New listings rose 5.8% month over month and 17.8% year over year to 8,416. Active listings, meanwhile, were up 1.5% on a monthly basis and 49.4% on a yearly one, at 18,453 listings.

Georgia MLS’ 12-county report includes Cherokee, Clayton, Cobb, Dekalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Henry, Paulding and Rockdale counties.

🇺🇸These last 24 Hours have been Intense!
The next coming years may be just as intense, but, one thing remains true: staying informed is key. Here’s what you might be wondering about the election’s impact on the real estate market:

1. Will the new administration affect mortgage interest rates?
- Yes, you will see a slight increase in rates but mortgage rates are largely influenced by the Federal Reserve and other economic factors. Right now, rates are sitting in the high-mid 6% but with this next administration imposing tariffs, while extending tax cuts, the governments deficit could balloon, causing higher rates. Staying informed about Fed policies and market conditions is the best way to anticipate what’s coming.

2. When would be the best time to buy after this election?
• The best time to buy, regardless, is when you’re financially ready & you have an actual plan, but historically, the year following an election often sees an increase in home sales. Early 2025 would be ideal as home prices are expected to jump up 2.5% next year.
If you’re ready, buying sooner could help you avoid paying more for the same house later.

3. Could new policies affect how mortgage loans are issued?
• Yes, new elected officials can propose policies that influence mortgage lending practices, such as first-time homebuyer assistance, down payment requirements, or affordable housing programs. These programs were intended to help income challenged borrowers step into homeowner but as we know, the government is highly influenced by big corporations (cough cough Blackbox) that come into our communities to buy up the houses at a significantly reduced price. This can make it more difficult for people to afford homes and cause property taxes to increase.
