This helps buyers avoid overpaying and sellers price competitively so their home doesn’t sit and go stale.

2. Negotiation Guide & Deal Protector
I craft offers, counteroffers, and contingency language that protect my client’s interests. That includes knowing when to push, when to walk away, and how to structure terms around inspections, appraisals, repairs, and closing timelines so the deal stays solid instead of falling apart at the last minute.

3. Transaction Coordinator & Risk Manager
Behind the scenes I manage a long checklist: coordinating inspections and appraisals, tracking deadlines, reviewing contracts for red flags, working with lenders and title companies, and making sure every required disclosure and document is handled correctly. This reduces the chance of costly surprises or legal issues later.

You're under contract; now what?!

💵Earnest Money Deposit: Money a buyer submits with a real estate purchase offer to demonstrate they are serious about buying the property. The deposit is typically held in escrow and is applied toward the buyer's closing costs. This is paid within two banking days after going under contract.

🐜Termite & moisture inspection: Protessional examination of a property to identify evidence of moisture, termites, other wood-destroying insects, or damage they may have caused. The inspection helps buyers and lenders assess the property's condition and determine whether treatment or repairs are needed before closing.

📈Appraisal: Professional assessment of a property's market value conducted by a licensed appraiser. Lenders use the appraisal to confirm that the property's value supports the loan amount, helping ensure the buyer not overpaying and the lender's Investment is protected.
